ACES strives to provide value to our clients in pre-construction by understanding our clients’ expectations, validating the overall development budget, assisting in obtaining eligible grants, as applicable, reviewing utility conservation rebates, establishing a pre-construction deliverable schedule, executing pre-construction planning, performing constructability reviews, instituting BIM, developing a project schedule, assisting in value management, providing detailed estimates, developing a procurement strategy, establishing owner project controls, assisting with the permit process, and assisting owners’ with furniture, fixtures and equipment.

Our services include technical and financial analysis, knowledgeable staff to assist in the systematic process of managing the details associated with a construction project from conception to close-out. Our success is based on engaging knowledgeable management staff, monitoring the project schedule, proactively managing material deliveries, monitoring contractor(s)’ performance, move-in coordination, coordinating owner training and turn over, reviewing closeout documents with facility personnel, continuing as a resource for non-warranty issues, providing a dedicated warranty manager, and providing routine post-construction follow-up.
Tim brings over thirty years of experience in the construction industry. He joined ACES in June 2015. Since joining ACES, he has overseen several construction management projects including the ACES Little Theater on Lincoln Way, 130 Leeder Hill Drive in Hamden – the future home of ACES Whitney High School East / West and North, John Slade Ely House at 51 Trumbull Street in New Haven, and 350 State Street, North Haven.
Tim brings his experience managing the Northeast division of a large national construction management firm which specialized in school construction for local municipalities to ACES Construction Services. He accomplished through internet-based project management procedures and policies. His diversified
experience includes construction management, contract management, procurement and management reporting systems.
